The look

Stay in one material story. Adult farmhouse, not a craft fair.

Wood — warm oak cabinets or butcher block. Visible grain beats glitter granite.
Iron — pulls, faucet, and one pendant. Oil-rubbed bronze counts; mixing nickel with “farmhouse black” does not.
Warm neutrals — cream or linen walls and boxes. Soapstone or matte counters if you can.
Edit the décor — kill Gather signs, chicken wire, fruit runners, and fake distressed white.

Counter is a work surface — one thick cutting board. Small appliances put away. If it does not cook dinner this week, it does not live on the counter.
Open only what earns it — wood shelves for daily plates and pans. Decorative bowl collections are clutter with a budget.
Stools that tuck — wood seat, iron base, backless. Clear the walkway; looking intentional is a side effect.
Hardware one story — same iron (or ORB) on pulls, faucet, and light. Costume farmhouse starts when the metals fight.

One iron pendant — over the island or table. Warm bulb. A row of mason jars is the costume version.
Task light where you cut — under-cabinet or a directional sconce. 2700–3000K.
Dim the overhead — cans only if they dim. Ceiling-fan globes do not belong here.

Swap pulls and the faucet aerator look without a full remodel—keep landlord finishes in a bag.
One black iron pendant on a plug-in or existing junction; leave the builder chandelier in storage.
Thick butcher-block board and wood + iron stools—big visual, zero permanent change.
Peel-and-stick backsplash only if it looks like tile from three feet; otherwise skip and clear the counters harder.
Cream or oak paint on boxes only when you own them—or use removable contact carefully on island faces you can reverse.
